A proposed masterplan for Uniting Yagoona will reshape seniors living in Sydney’s Canterbury-Bankstown area, with contemporary homes purpose-built for seniors, alongside integrated care and generous green spaces in a village-style community allowing more residents to live independently for longer.
Leading community services provider Uniting NSW.ACT is proposing a masterplanned redevelopment of its Church Road site in Yagoona, consisting of approximately 218 new retirement living apartments, including 11 affordable homes, and 90 residential aged care places, including specialised dementia care across three multi-storey buildings.
Uniting NSW.ACT Director of Property and Housing, Simon Furness, said the proposal aligned with the Housing Delivery Authority’s (HDA) housing initiatives and built on Uniting’s long history in the area while responding to growing demand for high-quality seniors housing in the region.
“Uniting has provided aged care services to seniors in Yagoona for more than 40 years,” Mr Furness said. “What we’re continuing to hear is that more seniors want to downsize locally, while maintaining their existing social connections and access to established services and support networks.
“Canterbury-Bankstown has one of Sydney’s largest and fastest growing populations, with around 15 per cent of residents aged over 651. This number is expected to increase as the community ages.
“Uniting’s existing retirement village at Yagoona presents an opportunity for renewal, ensuring it can continue to meet the evolving needs and expectations of future seniors. This proposed masterplan is centred on rejuvenating the site and creating contemporary, accessible homes and integrated care where residents can continue to feel at home and age in place.”
Mr Furness said the site for the proposed masterplan was located just 20km southwest of the Sydney CBD, with plans to include state-of-the-art wellness and leisure facilities designed to support social connection, physical activity and everyday convenience for residents, employees and visitors.
“At Yagoona, our vision is to create an integrated seniors’ village that delivers a mix of retirement living, affordable housing and on-site aged care with a full suite of amenities right on residents’ doorsteps, including a swimming pool, seniors’ gym, hairdressing salon, clubroom, multipurpose room, café, cinema and chapel,” he said.
“The proposed masterplan places a strong emphasis on open space and wellbeing, with landscaped gardens comprising 35 per cent of the site.
“These spaces are designed to promote relaxation and foster connections between residents and the wider community, and feature vegetable plots, an outdoor chessboard, putting green, bocce green, exercise station,
barbecue areas, sensory gardens and a leafy walkway.”
The project is expected to support 200 jobs during construction and a further 110 ongoing jobs once complete.
Uniting NSW.ACT is actively engaging with the community and seeking feedback to inform the final design of the proposed masterplan, and will continue to keep the community informed. The State Significant Development Application (SSDA) is expected to be formally submitted in late 2026.
